Rent a Room Scheme.
According to the NLA website, the tax free threshold for home-owners taking lodgers should be extended from 4,250 to 9,000 per year in order to keep up with current prices. it is really a good news for home-owners.

According to the NLA (National Landlord Association) newsletter, the government will increase the AST (Assured Shorthold Tenancy) threshold to £100,000 in October 2010 (currently at £25,000).

People might don’t know, but as soon as you have 2 people not related in a property (even 1 bedroom flat), the property becomes an HMO (house multiple occupation). In England, if you have usually a house with more than 2 storeys, and more than 5 people, you need to be licensed to rent the property to several people. Not all properties have to be licensed, it depends on your local council too,
